A boiler service is a structured safety and efficiency inspection carried out by a Gas Safe registered engineer. We strip down the key components, clean what needs cleaning, test gas pressure and flue gases, and issue a service record that protects your warranty.

A boiler service is not a quick visual check. Done properly, it follows the manufacturer's published service schedule for that specific make and model: Worcester Bosch, Vaillant, Ideal, Baxi, Viessmann, Glow-worm, Potterton, Alpha, Main and ATAG all have distinct procedures, torque settings and replacement-interval parts.

What a Gas Safe boiler service actually covers

Every service we carry out includes: visual integrity check of casing, flue and gas pipework; removal of the burner and combustion cover; inspection and cleaning of the heat exchanger, injectors and electrodes; condensate trap clean-out and refill; expansion vessel pre-charge pressure test; pump and diverter valve operation check; safety interlock test; flue gas combustion analysis using a calibrated analyser; working and standing gas pressure tests; and a benchmark service record entry. Combi, system and regular (heat-only) boilers each have specific additions: hot water flow test on combis, cylinder thermostat check on system boilers, F&E tank inspection on regulars.

Combi vs system vs regular boilers, what's different

Combi boilers (a single unit producing both heat and hot water on demand) make up the majority of UK installs. They have more internal components (plate heat exchanger, flow turbine, three-way diverter) and need slightly more thorough servicing as a result.

System boilers feed a separate unvented cylinder and require an annual cylinder discharge and expansion vessel check as part of any responsible service. Regular (heat-only) boilers, found in older properties with a cold water tank in the loft, need feed-and-expansion tank inspection and ball-valve servicing alongside the boiler itself.

What an annual service actually costs

Our annual boiler service is priced from £100 + VAT and covers the full manufacturer-compliant inspection, clean and flue-gas analysis. The cost of any seals required is added on top.

CP12 landlord certificate bundled with the service is priced from £130 + VAT combined. Every price is fixed and confirmed in writing before we arrive.

Landlord servicing & the CP12 link

A landlord gas safety certificate (CP12) is a separate legal requirement, but it makes commercial sense to bundle it with the annual service. We carry out both on the same visit, on the same paperwork, with one engineer, in the same hour.

How much does a boiler service cost?+
