What it is

A landlord gas safety certificate (CP12) is the legally required annual inspection of every gas appliance, flue and gas pipe in a rented property, carried out by a Gas Safe registered engineer and documented on an official record.

The CP12 is a strict, legally defined document, it's not a generic 'safety check'. Done properly, it covers every gas-burning appliance in the property plus the gas installation itself, and follows the Gas Safe Register's published inspection schedule.

What a CP12 inspection actually covers

Every gas appliance on the property: combustion performance check, operating pressure, flue flow test, spillage test, stability and ventilation, safety device operation. The gas installation: visible pipework condition, gas tightness test, emergency control valve location and operation.

The property: appropriate ventilation, CO alarm presence (now a legal requirement in any room with a fixed combustion appliance), and any unsafe situations classified per the Gas Industry Unsafe Situations Procedure (GIUSP). The certificate records every appliance individually with its make, model, location and inspection result.

Your legal obligations as a landlord

Under the Gas Safety (Installation and Use) Regulations 1998 (regulation 36), landlords must: have all gas appliances and flues checked annually by a Gas Safe registered engineer; keep records of the checks for at least two years; provide a copy to existing tenants within 28 days of the check, and to new tenants before they move in. Since 2022, a CO alarm is required in any room containing a fixed combustion appliance (not just solid-fuel).

Failure to comply is a criminal offence, and it invalidates your right to serve a Section 21 notice.

What happens if a defect is found

Defects are classified per GIUSP into three categories: Immediately Dangerous (appliance disconnected at source with tenant's consent, repair required before reuse), At Risk (warning notice issued, appliance can remain in use with tenant aware), or Not to Current Standards (advisory only, no immediate action). If a defect is found we'll explain it in plain English, quote the repair on the spot and, wherever possible, fix it the same day so the certificate can be issued straight away.

How long does a CP12 inspection take?+

What happens if my CP12 has expired?+

You are immediately non-compliant. Book the inspection as soon as possible — we'll fit you in as quickly as the diary allows. Existing tenancies remain valid; new tenancies must wait for the new certificate.

Do I need to provide a copy to my tenant?+

Yes, within 28 days of the inspection for existing tenants, and before move-in for new tenants. We can email a copy directly to your tenant on request.
