Service Overview

What it is.
Who it's for.
Why it matters.

What it is

A power flush is a deep clean of your entire central heating system. Using a high-flow, low-pressure pump, magnetic filters and a chemical cleanser, we dislodge and extract the black iron-oxide sludge, scale and debris that builds up inside radiators, pipework and the boiler heat exchanger over time.

Who it's for

Anyone with cold spots at the bottom of radiators, radiators that only heat at the top, a noisy or kettling boiler, repeated pump failures, discoloured water when bleeding rads, or a system that's never been flushed and is over 8–10 years old. Also a manufacturer requirement on most new boiler installs onto an existing system.

When you need it

Before fitting a new boiler onto an older system (most warranties demand it), or any time you notice uneven heating, banging noises, frequent bleeding or rising gas bills. Older systems benefit from a flush every 5–7 years as standard maintenance.

Why professional matters

Sludge is corrosive, abrasive and acts as insulation. Left in the system it eats pump bearings, blocks heat exchangers, kills radiator output and forces your boiler to burn more gas to do less work. A proper power flush reverses all of that and adds years to the life of every component.

What Happens If You Leave It

The cost of doing nothing
is always higher than acting.

Cold spots & dead radiators

Sludge collects at the bottom of radiators, blocking flow. The top stays warm, the bottom stays freezing, and the room never properly heats.

Boiler kettling & lockouts

Debris in the heat exchanger causes localised overheating, banging noises and repeated boiler lockouts that no reset will fix.

Voided new-boiler warranty

Worcester, Vaillant, Ideal and most other manufacturers require a documented system clean on any new install onto an existing system. Skip it and the warranty walks.

Rising gas bills for less heat

A sludged system can be 20–30% less efficient. You're paying premium gas prices to heat the sludge, not the house.

Our Process

A clear, step-by-step system.

No surprises, no shortcuts, the same proven workflow on every job.

01

System health check

We test flow and return temps on each radiator, sample the system water and confirm a flush is the right answer (sometimes it isn't, we'll tell you).

02

Connect & dose

Power flush pump and magnetic filter connected at the boiler or pump tails. System dosed with industrial cleanser and circulated to break up debris.

03

Radiator-by-radiator flush

Each radiator individually flushed in both directions, agitated where needed, with sludge captured by the magnetic filter and dirty water dumped to drain.

04

Neutralise & inhibit

System neutralised, refilled with fresh water and dosed with a quality central heating inhibitor (Sentinel X100 or Fernox F1) to protect against future corrosion.

05

Test, balance & certify

Full system retest, radiators rebalanced, before-and-after water samples shown to you, and a written power flush certificate issued for your warranty records.

The Benefits

Why the right engineer
changes the outcome.

Even heat in every room

Cold spots gone, radiators heating top to bottom, the rooms at the far end of the run actually warm again.

Protects your boiler warranty

Documented power flush certificate satisfies manufacturer requirements on new boiler installs onto existing systems.

Lower gas bills

A clean, free-flowing system can recover 15–25% of lost efficiency, paying the flush back over the following winters.

Done in a single day

Most domestic flushes completed in 6–8 hours, system back online the same evening, no overnight downtime.

Extends system lifespan

Pumps, valves, radiators and heat exchangers all last significantly longer in clean water than in sludge.

Written certificate issued

Power flush certificate with before-and-after water samples, accepted by all major boiler manufacturers.

The Detail

What we'd tell a friend before they booked.

A power flush done properly is a methodical, several-hour job, not the 90-minute 'flush' some firms quote for. The difference is whether the sludge actually leaves your system, or just moves around inside it. Here's what a proper job involves and what to watch for.

01

How sludge builds up in the first place

Central heating water sits in contact with steel radiators, copper pipework and brass fittings. Over time, dissolved oxygen reacts with the steel to form magnetite, the black iron-oxide sludge you see when bleeding an old radiator.

Limescale adds to it in hard-water areas like much of Essex and East London. Without a working inhibitor, this process accelerates from year three or four onwards, and by year ten an un-treated system can have several litres of magnetite circulating through it.

02

Power flush vs chemical flush vs MagnaCleanse

A chemical flush (cleanser dosed into the system, left to circulate for a few days, then drained normally) is fine for light sludge in newer systems. A MagnaCleanse adds a high-flow magnetic capture device to pull more sludge out faster, around 2 hours.

A full power flush uses a dedicated high-flow pump that reverses flow direction radiator-by-radiator and physically pushes the debris out, plus magnetic capture, plus chemical cleanser. It's the most thorough option and the one manufacturers actually require for warranty compliance on new-boiler installs.

03

What it costs and what affects the price

Our power flushing is priced from £450 + VAT for a typical 6–8 radiator domestic system, including cleanser, fresh inhibitor and a written certificate. Larger systems (10+ radiators, multiple floors, system or regular boilers with separate cylinder) are priced from £550 + VAT.

Final price depends on radiator count, system layout and accessibility, and is fixed in writing before we start. Service Plan customers get 20% off.

04

When a flush isn't the right answer

We don't sell flushes for the sake of it. If your system is genuinely too far gone, badly sludged steel radiators with pinhole leaks already starting, or a heat exchanger blocked solid, a flush will often expose those weaknesses rather than fix them.

In those cases we'll say so up front and quote for the targeted radiator replacement or boiler swap instead. Honesty saves you the cost of a flush that wouldn't have worked anyway.

FAQ

Power Flushing
questions, answered.

Can't see your question? Call us on 0208 050 1788.

How much does a power flush cost?+

Priced from £450 + VAT for a typical 6–8 radiator domestic system, and from £550 + VAT for larger or system-boiler setups. Includes cleanser, fresh inhibitor and a written certificate. Final price fixed in writing before we start.

How long does a power flush take?+

Most domestic flushes are completed in 6–8 hours in a single day. Larger systems with 10+ radiators may run into a second visit, we'll flag that up front.

Do I really need a power flush before a new boiler?+

If the new boiler is going onto an existing system, almost certainly yes. Worcester Bosch, Vaillant, Ideal and most other major manufacturers require a documented system clean to keep the warranty valid. We bundle this into our boiler installation quotes.

How do I know my system actually needs flushing?+

Common signs: cold spots at the bottom of radiators, radiators that only heat at the top, kettling or banging from the boiler, repeated pump failures, black water when bleeding rads, or any system over 8–10 years old that's never been flushed.

What's the difference between a power flush and a chemical flush?+

A chemical flush dissolves sludge over a few days then drains it. A power flush uses a high-flow pump plus magnetic capture plus cleanser to physically push debris out radiator-by-radiator. Power flushing is the only method most manufacturers accept for warranty compliance.

Will a power flush fix a leaking radiator?+

No, and it may make a marginal leak worse by removing the sludge that was partially sealing it. We always inspect first and will recommend radiator replacement rather than flushing if that's the honest answer.

Do you cover my area for power flushing?+

Yes, we power flush across Waltham Abbey, Chingford, Loughton, Cheshunt, Enfield, Harlow, Epping and the wider East London and Essex region.

Do you issue a power flush certificate?+

Yes, every flush comes with a written certificate including before-and-after water samples, accepted by all major boiler manufacturers for warranty registration.
